Current Owner Search/Two-owner Search

Ideal for tax auctions, foreclosure auctions and owner-purchase transactions, Current Owner Search is limited to the incumbent owner of the property and the last deed under consideration. This search activity covers gathering information including Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description.

 In the case of Two Owner Search, the search trails back to the two FVD. It involves assessing each deed in the chain that was recorded since the FVD to ascertain that the title cascades down to the current owner and two owners of record

Full Search

A Full Search entails a trail back of all names in the chain of title and would report liens and judgments for all owners, current and past. This service is best suited for real estate deals such as bank-owned properties and foreclosure actions, where the prospective owner seeks information about all outstanding liens, mortgages and judgments recorded against the property.
